How to Prevent Door Leaks ?

All windows and doors will leak under enough pressure. The question is where does the water go when it leaks and how can you prevent damage.
Stacks Image 6324
Water infiltration that enters into structural framing of a building will cause rot, decay and mold. The key is having a plan to move the water out. The plan is using a pan - Wrapid Pan. The water gets in, Wrapid Pan get rid of it safely.
Stacks Image 33606
Unlike other pan systems that require caulking in order to make the system work, absolutely no caulking is required with Wrapid Pan. We believe that after decades of hands-on experience in the construction industry, anytime caulk had to be used to make a system work, that system was failed from the start. Wrapid Pan has the flexibility to fit any window or door opening without changing the rough opening size. This system is so convenient, the materials to complete a patio door can fit in a shoebox and can be installed with one tool.
Stacks Image 5180
The construction industry has been hit hard by millions of dollars on callbacks and claims because of leaking doors and windows. Poor design, poor installation and inadequate products can all be blamed for these issues. Due to these issues, it is imperative to have a “Moisture Management System.”

A big part of this Moisture Management System is having a pan system that works. A pan flashing is an element installed below every window and door designed to collect and direct any water that may leak through or around the opening back out to the exterior. As such, the sealing of the window or door assemblies into the rough opening should be made at the jamb and head of the window, however the sill should be left free to drain to the exterior.

Experts agree that there are 4 essential characteristics of pan flashing.
1. The pan flashing surface must be durable and provide a continuous water barrier without holes.
2. The pan flashing must have a back dam or positive slope to direct water to the outside of the wall.
3. The pan flashing must have has end dams at the sides to prevent water from moving laterally into the wall.
4. The pan flashing must have laps over the drainage plane beneath the opening.

Weather-Bloc says there is a 5th essential characteristic that may be the most important.
5. The pan flashing should not rely on caulk to keep it waterproof.

Wrapid Pan provides all five essential characteristics and has been tested and shown to offer the best protection and Moisture Management System on the market. The graph below is a water penetration test performed at API testing lab. Wrapid Pan not only passed the Residential requirements, it went over the cap for the US and Canada. Wrapid Pan simply achieved superior results.

Product Description
ThresTite™ Door Threshold Gasket System is a permanent gasket seal designed to eliminate air and moisture from entering slab-on-grade door thresholds. Made from closed cell cross-linked polyethylene, ThresTite has the ability to compress and re-adjust for a permanent perfect fit during construction and when the building settles or moves. This peel and stick product uses Weather Bloc's high performance MicroGrabTM Adhesive Technology that allows adhesion in extreme cold and wet weather.

Seal Those Leaky Doors - Permanently!
One of the largest consumer complaints in construction is drafty doors. Air getting through the threshold and causing discomfort is that major cause for customer dissatisfaction. For years, contractors have used caulk as hopeful solution but it has failed miserably.
This infrared scan illustrates the amount of heat loss at the threshold of this door. This not only causes drafts but cost 100's of dollars every year in energy loss.

• Dramatically More Effective than Caulking
• Protects Finished Floors & Structural Framing
• Prevents Warping and Racking
• Reduces Energy Costs
• Conforms to Irregular Concrete
• Rebound Recovery Formulation
• Peel and Stick Installation

Basic Uses
Additional Benefits
Can be used under door thresholds with slab-on-grade or wood construction. This product can be used anywhere a gasket is needed.
Easy Start Peel and Stick™permits a quicker release of the backer that provides faster installation.
By examining thresholds from different door manufactures, one will notice that they are extremely difficult to caulk. The other factor is the unevenness of the concrete and stiffness of the threshold making the sealing uneven as well. The real long-term solution is Weather-Bloc's ThresTite gasket. With Peel and stick for waterproofing and cross-linked polyethylene for that rebounding type memory foam give ThresTite a permanent threshold seal.

Protect and Separate Door Frames

Architectural aluminum is widely used for window and door frames because it is attractive, durable, and requires little maintenance. However, unprotected aluminum interacts with cement-based materials, resulting in severe frame damage. IT is important to protect Metal window and door frames and Frame Guard is one way to help.

Damage to Window and Door frames often occur during the handling and installation. When masonry products, such as concrete, mortar or plaster come in contact with the metal frame due to run-down, splattering or splashing, serious corrosion problems can occur to the frames. Even after the units are installed, construction like brickwork or roofing can cause additional problems if the units are left unprotected. Even masonry dust can be a real challenge and should be removed immediately. Protecting the frames from these various elements may include plastic sheets, silicone and lubricant sprays and plastic tape (Kling-Tite) to cover items such as door and window frames and sills.
Stacks Image 34232
Metal frames are generally corrosion resistant if anodized and properly sealed or painted with baked-on fluoropolymer paint but they are often subject to deterioration of the coating and corrosion of aluminum in severe (industrial, coastal) environments and galvanic corrosion from contact with dissimilar metals. Frame corner seals constructed using sealant are prone to disconnect from prolonged contact with moisture and from thermal and structural movements.
Another element of frames to be aware of is dissimilar metal corrosion. Dissimilar metal corrosion is an electrochemical process that destroys metal, reducing its thickness and strength. This corrosive reaction happens when these dissimilar materials are brought together in the presence of a catalyst. Dissimilar metals such as steel and aluminum are most prone to corrosion, in fact steel and aluminum react or corrode when they come in contact with each other. A great tip is to never use steel fasteners in aluminum framed doors or windows.

Anywhere unexposed counter flashing is needed to protect a opening or penetration.

How to Stop Window and Door Leaks

The proper use and correct installation of flashings in building structure may be the most important element in having a successful building project. Flashing are a construction component used to seal and protect penetrations or openings in a building’s protective envelope from water intrusion. Water is the one element that poses the greatest threat to a building. Billions of dollar are spent every year on repair and lawsuits due to water infiltrating a building.

After roofing leaks, window and door account for the majority of leaks. Proper sealing and flashing the top of the window is perhaps the most critical. Many window manufactures have predesigned flashings, flanges and drip caps. Weather-Bloc Systems developed the Counter Flash guard for window and doors that need a proper flashing system. Easy to install and designed
to resist the three mechanisms of water penetration: gravity, surface tension, and wind pressure.
Stacks Image 32043
Counter Flash Guard can be used on other non-exposed area of a building to keep out water. The flexible material is easy to work with in roll form and allows for the bottom to float giving it a true advantage in many construction details.

Should Flashing Tape Stick ?

Stacks Image 6324
Absolutely!!! The entire purpose of flashing tape is to seal the window frame to the wall substrate. If flashing tape does not stick it does not seal. If the tape does not adhere and create an water/air tight bond, it will never be able to keep moisture and air from entering in. Flashing tape sticking is absolutely imperative to the success of the building envelope.

Weather conditions on job sites are not always perfect - many time it is colder than 40° and wet. Morning dew and overnight rains can make job sites very wet. Most flashing tapes do not adhere in wet or cold conditions making them totally ineffective.

So why do contractors use these ineffective flashing tapes? Many have been told that when sun heats up, the tape will magically bond. This is totally misleading and untrue. If flashing tapes do not stick when it initially installed, it will never stick effectively. Once the release line is removed, the product's adhesive starts to oxidize and in a short time losses its sealing capability.

This non-sticking dilemma that has plagued our industry for years, but now been solved by Weather-Bloc.
Stacks Image 5180
Bonding is the joining of two substrates using an adhesive. Adhesion is the adhering of similar or different types of materials to each other.

Most flashing tapes on the market today are asphalt or butyl based. Asphalt is derived from oil and is very inexpensive but typically not very effective. Butyl is derive from tree sap and has a higher tack and slightly wider temperature range. It is recommended that these products must use a primer to have any hope of adhesion.

These types of adhesives undergo a metabolic change from a liquid to a solid, which happens over a period of time or is accelerated when the release backer is removed. This metabolic change is also know as oxidation. When oxidation happens in adhesives they change and loss their ability to bond. It is not possible to reverse oxidation in the field, therefore the adhesive continues to loss it effectiveness. This is why the notion that "if it has trouble sticking from the start, it will likely never stick" is true.

Another property to these adhesives is that they dry out and become brittle over time. When they dry, they loss their ability to adhere allowing moisture and air to enter which can cause structural damage to the structure and higher energy cost.

The development of Micro-Grab Adhesive Technology, by Weather-Bloc is really changing the way we view adhesive in flashing tape. With this new technology, we now have the ability to bond to most surfaces, bond in cold or wet conditions and remain flexible. It does all of this without Drooling or needing the use of a primer.
Stacks Image 6856
This graph illustrates the temperature range difference between asphalt, butyl and Micro-Grab. Notice that asphalt loses 50% of its adhesion at 65° and butyl loses 50% adhesion at 50°.
